What to include on a real estate invoice
Property address and closing date
Lead with the property and the scheduled closing date. Settlement agents file by property, and the date tells them when funds go out.
Sale price and commission rate
Show the sale price, the agreed rate or flat fee, and the math. A figure that can be checked in seconds is easier to approve.
Commission split
Make clear which share you're claiming: the listing side, the buyer side, a referral fee or an agent's split with the brokerage. Each party should invoice only its own portion.
Disbursement instructions
Say who should receive the funds and how. Wire fraud is a known risk at closings, so confirm bank details by phone and never accept changes by email alone.

Terms. Payable at closing from the seller's proceeds, as shown on the settlement statement. The cooperating brokerage's share is paid to them directly and isn't included above.

Send the commission statement early
Get your invoice or disbursement authorization to the closing agent several days before closing. Last-minute paperwork can hold up your check.
Put referral fees in writing
Referral fees between brokerages should rest on a signed referral agreement. Invoice from your brokerage after closing, quoting the agreement and the percentage.
Bill services apart from commissions
Broker price opinions, leasing help and hourly consulting aren't commissions. Invoice them on their own so they don't get mixed into a closing statement.
